Whilst it is recognised that very considerable areas of land within the study area are available for renewal, a number of areas, buildings or spaces are valuable contributors to the future improved environment. These will become the principal building blocks of the early stages of the Framework.
The assets follow two designations, generally identifying those sites which will not change, either through their quality, usefulness or designation (i.e. listing of historic buildings), or following the assumption that they will not be liable to change during the Framework period.
The “asset” site designation contrasts with the opportunity sites described opposite, effectively giving a preliminary designation to all land within the study area.
These sites are designated in this way to reflect the possibility that they may come forward for redevelopment within the Regeneration Framework period. Each has been categorised by taking a view as to when it may become available and the accompanying schedules give the site areas, their current land uses and prospective land uses and densities.
